How it Started:
We were called in to figure out what was going on with the Mechanicals. Too many Emergency Calls, too high maintenance costs, and utility bills through the roof.
We started our assesment and completed our diagnosis within a day. Did quick minor adjustments on boilers, and completed our Report with the required resolutions. The main components focused on are Heating, DHW, Make-Up Air, Control.
Boilers over-firing and completely coked up, safety controls disconnected, Boiler control not even connected to anything, DHW storage tanks rusted out, boiler headers leaking. Combustion air pre-heat coil broken, make-up air not functioning at all, no functioning air vents anywhere, backup power generate collecting dust.
Resolutions:
Work was completed on the DHW, Heating, Make-Up Air, and other major components over the course of 6 months. As repair work was done, the benifits appeared as the next month comes along. The larger the building's initial utility and service costs, the more reduction will be seen as the months go along. The heating boiler control was wired up to stop the heating boilers from continuously firing. ---
We repaired the DHW boiler repair and replacing the storage tanks. The next priority, was the heating boilers where we found large volumes of bacteria had nestled it's way into the hydronic fluid. The bacteria in the system had also eaten away at all the gate valves in the mechanical room. Failed valves are usually the first indication of fluid problems. A complete building flush & purge was done and a high quality bacteria-eating treatment was added to the system. We found 1 heating boiler with destroyed firebrick. Now there is the work on the make-up air system and combustion air pre-heat coil, which will be worked on within the next 2 months.
We now have a building that is quiet, running smoothly, very little emergency calls, much lower utility bills, and a very happy Client. Maintenance is done regularly every 6 months.
